 Commercial Mortgages

UCA Funds Management offers fixed-rate commercial loans for periods of three to five years, subject to our lending criteria. Mortgage loans are interest only facilities with the interest rate fixed for the period of the loan. Interest is generally paid monthly in arrears.

Security is in the form of a Registered First Mortgage over acceptable real estate in the Melbourne area.

Properties regarded as acceptable include commercial, retail, industrial and selected residential properties located in​ Melbourne.

In addition, all properties and their associated usages must comply with our Ethical Investment Policy.

Other relevant information

  • Loan amounts available from $300,000 up to $5 million
  • Registered First Mortgage security required on Commercial / Industrial properties
  • Owner-occupied residences are not accepted as security
  • Maximum loan to value (LVR) ratio of 66%
  • Legal and valuation expenses to be met by the borrower
  • No other account or line fees payable

Current indicative interest rates are as follows:

These rates are subject to change in line with market movements. All properties and their associated usages must comply with the ethical investment guidelines of the Uniting Church in Australia.
